Major Repairs
Some houses need more than paint. Foundation movement, a failed roof, knob-and-tube wiring, fire or water damage — we buy homes that most retail buyers can't finance, and we take on the repairs ourselves.
The houses banks won't finance are the houses we buy. Foundation movement, a roof that's been leaking into the joists, knob-and-tube wiring, a failed oil tank, fire and smoke damage, mold behind the drywall — these stop a retail sale cold because a conventional or FHA buyer can't close on them. We don't need an appraisal to bless anything.
You also don't need to price the work first. Our team has renovated across the DMV for years; we walk the property, build the scope ourselves, and put the numbers next to the comparable sales so you can see how we got to the offer. If the honest answer is that fixing one or two things would net you meaningfully more on the open market, we'll tell you that instead.

How this works where you live
Open or expired permits in DC, and county permit records in Maryland and Virginia, can complicate a retail sale. We're used to closing with them open and resolving them afterward.
Tell us what you know about the house. Honest disclosure protects you legally and it never costs you the deal with us — surprises we discover late are what cause renegotiation.
If there's an open fire or water claim, mention it. Sometimes assigning proceeds at closing produces a better outcome than a lower as-is price.
General information from our own experience — not legal or tax advice.
You don't have to fix it to sell it. Show us the worst of it — that's the part we're good at.
