Inherited House

Probate is behind you and the deed is in your name — now come the property taxes, the insurance, the cleanout, and the family group chat. We help you weigh keeping it, renting it, or selling it, and we can buy it whenever you're ready.

Once the estate closes, the house becomes a monthly bill with your name on it: taxes, insurance at a vacant-property rate, utilities to keep pipes from freezing, and a lawn the county notices before you do. Meanwhile the decision — sell, rent, or move in — usually involves more than one person and more than one opinion.

We'll give you a number and, just as often, a reality check. If the house would rent well and you want to hold it, we'll tell you that. If it needs $80,000 of work before a retail buyer could finance it, we'll show you that math too. Then you choose, and we close whenever the family is ready.

What you can expect from us

  • Probate is done — we work straight from the deed in your name.
  • One offer, and honest input on renting or keeping instead.
  • We coordinate with siblings and co-owners on title.
  • Cleanout included; keep what matters, leave the rest.
  • Flexible closing while the family sorts out logistics.

How this works where you live

Cost basis

Inherited property generally receives a stepped-up basis as of the date of death, which often reduces or eliminates capital-gains exposure on a near-term sale. Confirm with a CPA — this is general information only.

Title & co-owners

If several heirs are on the deed, every owner signs at closing. Out-of-state owners can sign remotely with the title company.

Vacant insurance

Most standard homeowner policies limit coverage on a home sitting empty. Check the policy while you decide, not after a pipe bursts.
